If the owner is currently in a chapter 13 bankrupcy it can postpone the trustees sale for over 5 years. That is usually why a sale gets postponed over and over.

Yes, Marley Park is a beautiful planned community with parks, very nice pool, well kept homes as managed by the HOA with plenty of restaurants, shopping, spring training and golf very close by. The new 303 Freeway makes access much easier.

That home you mentioned on 16027 N SAGUARO LN did sell on 5/21/09 for $99,900, but...it's a 2-bedroom / 2-bath/1436 sq-ft home in a subdivision (Mountain Vista Ranch) filled with mostly 3 or 4-bedroom / 2-3 bath homes. While not completely unusual, it's definitely not the norm and a 2-bedroom home typically isn't valued the same as a 3-bedroom home, all other things equal (size, features, upgrades, etc).

The two best recent comparable sales I found are:

16048 W Desert LN : 3bed/2bath/1436 sq-ft : sold on 12/24/12 for $116,000 (short-sale)

16061 W CARMEN DR : 3bed/2bath/1436 sq-ft : sold on 3/11/13 for $119,900 after only 15 days on the market (it was a regular sale)

Given that a 2-bedroom home isn't as desirable as a 3-bedroom home for MOST buyers (investors, first-time buyers, etc), it should be valued slightly less than the other 3-bedroom homes that are of similar size and similar features. I would put it somewhere in the range of $109,000 to $112,000.. This home could possibly be a tough sell given the fact it only has the 2-bedrooms; a likely buyer would be a retiree that doesn't need the extra 3rd bedroom. Most young families need that 3rd bedroom and even if they don't utilize it, the reality is that a 3-bedroom home will typically sell faster than a 2-bedroom home in most areas.

Because an appraiser tries to stay in the same subdivision or neighborhood before going outside the subdivision to get a comparable property. Also the market is based on what BUYERS are willing to pay so if a buyer will pay more for one neighborhood compared to another, the SELLER would have to accept this fact.

However, very few jobs, except in minimum wage retail - or of course healthcare if you are qualified.
No public transportation. May need to drive to get a good job.
