I expect quite a difference in appreciation between the age restricted communities like Sun City and the surrounding regular family communities like Glendale, Peoria and Surprise. The prices in the age restricted communities are much more stable than the others because we don't have first time home buyers and half of our sales are cash transactions so we had relatively few foreclosures and maintained our values much better than any of the regular communities. Thus, while the regular communities suffered hugely, up to 60% down in the price downturn, the Sun Cities were only down about 30%. The regular communities are up almost 30% since 2011 while the adult communities like Sun City are only up about 10%. Prices of all communities here are expected to continue to increase over the next 5 years, however, and some pundits expect them to recover to their 2006 peak here in the next 5 years. After living here for more than 20-years, I can tell you the Sun City communities were designed from the beginning with seniors and the disabled in mind. You can go to to view many of our lifestyle advantages. All of the rec centers, pools, etc., are constructed to accommodate the disabled. Our Banner Del Webb Hospital, located within Sun City West is also one of the finest hospitals in the country. Google it for more information. To enable Sun City West residents to live out their lives in their retirement "hometown," the community offers four assisted-living residences plus three facilities for the memory-impaired. Hospice care is also available locally.Housing is also disabled friendly, with all homes on one floor, wide doors, etc. I also have a complete list of services that can help you with anything you might need. Yes the sq footage can be included in the total sq footage of the house, but when it comes to appraisals and in the eye of the buyer it will not be as valuable of space as the main part of the house, so be sure to keep that in mind. ... more

The answer is yes it can be included. But if it did not have a permit and does not show up on the county assessors site, you will need to reveal that in the agent notes and/or in the listing and in the Seller Disclosure Statement.

I am assuming what you wish to do is buy a home in AZ.......set up the ownership in a LLC....then rent the home ( not sure who "them" is in your question ) Yes, I am representing investors who set up an LLC, and the LLC owns the rental home. So, yes, it can be done. Be sure to obtain legal counsel when setting everything up. AZ laws most probably are different from NJ laws so you should have local AZ counsel. ... more

I'm not in AZ, but I presume other agents will tell you the same thing -- It all depends! Why do you ask? If you're thinking about buying, then you need to contact a Realtor to work for you as a Buyer's Agent. He/she will be able to research properties that fit your criteria, and also research sold comps in the area -- which will give you an idea of how much under list price they sold for. The Capital Improvement Fee sometimes has other names. It varies by subdivision and often changes yearly. It is a onetime fee paid at closing by the buyer and is not prorated. Currently those fees are: Sun City = $3,000, Sun City West = $2,500, Sun City Grand = $1,104, Sun City Festival = $612, Westbrook Village = $1,525, Ventana Lakes = $1,150, Sun Village = $1,000 to $1,500, Trilogy = $1,800.96 and Corte Bella = $724. These subdivisionsalso all have recreation centers with various annual fees.

Stve and Kris, good Morning. Sun City and Sun City West are both good options for active adults. Sun City is the oldest of the Sun City Communities. Sun City West is newer but Sun City Grand is the newest. There are also other active adult communities around the valley.
