Hmmm that does sound interesting. Without personally talking to your lender I would not be able to answer that. I have dealt with this before with the preferred lender that I have been using for years and he has never requested this of a client that was in the same situation. I would recommend either letting me talk to your lender to help you get to the bottom of this and/or get a second opinion from a preferred lender that comes highly recommended and is trustworthy. Yes that’s what the 2012 tax amount is showing. The taxes were also based on quick comparable evaluation (guestamate $50,000 - $70,000). Once the home sells and if sold at or close to at its current price of $130,000 the taxes will increase based on the new purchase price.

There are a number of reasons homes are vacant.
1. The area was priced too high at one point and now many units/homes have gone into foreclosure
2. Rents are not covering the mortgage and the sellers have let them go so they sit vacant
3. Banks have taken back the property and have not listed them for sale yet
4. Could be crime rate but with so many vacant, prices drop, and sooner or later prices catch up to demand and the property and area will sell
5. High HOA Dues is an issue here in the valley and if the other owners in the complex do not pay the dues and fees are delinquent banks might not lend. Many big banks will not lend on 15% and over delinquency for the whole complex.

The US government actually imposes very few restrictions on foreign nationals when it comes to purchasing property. Establishing residency is a completely separate issue. As long as you have the financial means and desire to own a home in the US, you will find the buying process to normally be a smooth one when supported by your personal real estate representative.

I have other clients who like Arrowhead Lakes.
