This is when the escrow officer and mortgage lender agree on the dollar amount and then the mortgage lender wires the money to the title company. In Aviano the actives are at 199/ft and the closed sales are at 143/ft. My kids go to Wildfire @ Aviano, its a great community.

The only thing in Villa De Sorano over the last 6 months is one active property @ 182/ft.

Did you have a survey done, or are there at least corner markers? How do you know it is 3 feet less? I would work with the person that is on the other side of the fence, the previouse owners may have had a reason the fence what put where it was. Neighbors know a lot, if you just talk to them. If it is your property there shouldn't be any issue moving the fence. I my town you have to pay $50 and get a fence permit to build or move a fence. They come to the property and make sure you are on the property line to avoid issues like this in the future. You'll have to check with your city and see what they require. Good Luck. ... more

I have seen many older homes (1970's is not old) that were in perfect condition, classic designs, if you will. I have also seen newer homes that were not maintained and were falling apart.

The only real issue is do you like the styling of the older home or do you prefer the newer styling or recent homes?

You definitely will hear some traffic off of 94th St. Homes on busy streets will sell for less than those within the community. Usually you don't hear that much noise in the home, it's more when you are outside. 94th is busy, but not the same as backing to Pima Rd which gets a lot more traffic. Some people don't mind the traffic and this gives them an opportunity to live in a community they normally would not be able to afford.

If all of the homes in the area are built that way then it should not effect the value, but if you are one of a few then I think it could hurt your resale value because the buyers have so many more choices in the same area that are traditional in their look. Some buyers do not like side entry homes.

If you are searching on Zillow or places like that they are slow to update the listing. It may be sold but still show as for sale when you see them. In our MLS we can set up clients with an automatic responder. The minute something comes on the market in your criteria it pops you off an email. Or use your Realtors website for the search. You will probably be looking at putting 20% down and a bit higher of an interest rate. The upside is since it's an investment property it would qualify for a 1031 tax exchange if you wanted to sell it down the road and invest in another investment property.

Great question. It is so important to consider construction when looking for a home- whether it is your primary residence or investment property. Block construction homes certainly have their advantages. They can retain cool/hot air better- which can lower heating/cooling costs. Also, block homes can be more resistant to termites-which are very prevelant here. Of course, a home inspection and termite inspection prior to purchase is very important.
The area you are thinking about is a wonderful area as well- I say this a bit biased as I live in the area!
If you are thinking of purchasing a rental/investment property- consider area rental rates, cost of maintaining the home, and school district ratings.
