I have seen several situations where the HOA was involved in lawsuit with a builder (or developer), this always concerns me as you never know what the outcome will be.

HOA's that are broke or near bankruptcy are also a concern because fees will skyrocket as a result.

Finally the condition of the property is an indicator of a well or badly run HOA and one that is not well maintained does not bode well for the owners because increased fees and assessments will be forthcoming.

Only one downside I know is the Flight Pattern from the Scottsdale Airport. Other than that its cooler, Mountain / City views, a lot of trails for Hiking / Biking and much more!

There is no correlation that a gated community would always have a land lease. I should say though that not every community with a land lease necessarily has high monthly costs. In most cases in fact Pad fee's or HOA fee's vary based on the community etc. If you are staying within a certain budget I would recommend that you definitely share that criteria with your agent if you are represented so that your agent only shows you those communities where you won't have that issue. Robert, Your right, location will always be the issue as far as appreciation. I think it will be a harder sell in the future if there are older homes in the surrounding area. But of course this depends, because if you look at areas of North Scottsdale or Paradise Valley there are New Builds right next to older homes. The primary reason for this is location, lot size, school district etc. I don't know exactly where your looking to build but questions to consider would be: Are there others building new homes in this area? The condo market in Scottsdale is still a bit unknown. We have seen some stabilization but not enough to say that we have seen the bottom of the specific condo market. There have been quite a lot of foreclosures in condo complex's and although we have not seen an extremely large influx as the media keeps saying we are going to they have been steady. With your concern as to HOA's and who pays, the HOA's are struggling but that is where due diligence comes in prior to your purchase. I don't think anyone can truly say how each and every HOA is doing until you see their budget which is required at the time of purchase. If you are used to owning a home on a lot would you entertain that here? There are many beautiful places that you can get something like that with minimal maintenance to use as a second home. First, the home on Becker is on leased land and the lease payment monthly is $460.00.

Scottsdale is full of areas with leased land payments and the best way to find one without is to search for homes that do not include leased land payments. the downfall of curse it that you are paying for location and nothing else.

There are also other fees involved in searching for this type of property and that includes PAD or "Planned Area Development" fees along with HOA fees.

Between all 3 I have see monthly expenses worthy or a portion of a house payment.

These homes are very difficult to sell with all the fees added on unless you are practically giving it away or your location is so exclusive that someone of affluence is willing to look past to the fee just for having that perfect location.

If you are working with a realtor, have them setup a search for you for homes that don't include that land lease fee if you desire.

If you are not already working with a realtor I would be quite happy to provide that search for you.

A good start would be to go here 1st www.inspire realty and start searching for homes
within their affordability range using the MLS search engine.

Once you find what they like, email me an dI can help describe different area activities and so on.

Your best bet is to contact a Realtor in the area. They have access to a database that has available properties for rent. They can do a search based on your criteria, then send you pictures and information on homes that are available, all at no cost to you.

Troon is a great master-planned community. While it's quite a bit north and east of McDowell Mountain Ranch, you probably would be able to take advantage of more house, and often more land, for your money. You might want to look in other subdivisions of Troon and Troon North. Many of these neighborhoods have high-priced homes, but there are pockets of more reasonable properties, particularly in the current market. I live in this area and enjoy the spacious feeling, and the mountain views are tremendous.
