With what you are looking for in an agent and the work you are asking them to do for you, I would suggest that you consider offering a retainer fee and a consulting fee since this is a lot of work you are asking for up front with lower potential of income for agents. My investors tend to do a lot of research before calling me, they know the numbers, demographics and everything looks good on paper before I schedule a preview of the home where I will take tons of photos and videos as well as create a report. Depending on how you are going to purchase (cash, finance, etc) , what are you looking to do with the properties (fix n flip, rent and finance/carry back, rent and hold), depending on the volume...I would find two - three realtors who have the contacts with the bank REO departments and start your process.

The basics here are accurate....any really good offerings that come onto the market as "foreclosures" will go to contract very, very quickly. Thus, those buyers that are prepared to make a quick decision clearly have an advantage over others.

You agent is telling you to make a quick offer and then use an inspection as a "fail safe" to get out of the agreement in the event you don't like the home. If this results in a multiple offer situation, you may be asked to present your "highest and best" offer...on which the lender will make their buyer decision.

There is always great risk in buying anything "sight unseen!" From where I sit, seeing the property before making an offer, makes a whole lot of sense.

Typically you should expect to pay fairly high HOA fees in Townhomes and Condos. This particular properties HOA covers the following:

Exterior Mnt of Unit; Roof Repair; Roof Replacement; Blanket Ins Policy; Garbage Collection; Front Yard Maint; Common Area Maint; Street Maint
