You can answer your question by contacting a Realtor® to list your property for rent. A Realtor® will be able to advertise your rental in MLS along with over 20 other web sites, in addition to ensuring that you have a properly written lease agreement. Homes in MLS rent much faster, and for a higher amount, than homes advertised outside of MLS.

I can tell you that valley-wide, rents have fallen and continue to fall. A mistake I see quite often is a landlord listing his house for what he "thinks" it's worth, gets no bites, but leaves the house on the market for three months waiting to get his or her price. The goal of a rental is to get it rented right away, otherwise you risk crossing that threshold where you have lost more money waiting for a higher lease amount than you would have if you rented it months ago for less. Keep that in mind when you price your property for lease.

It is unfortunately common that listing agents don't use signage and will utilize the lockbox to provide access to prospective tenants rather than take the time and effort to escort them through the property.
You can also search the ADRE website to identify if this person is a licensed agent and you can search the Maricopa County Assessors website under the address to see if they are on the title.

There are lease purchaeses available. We tend to advise against them as there are so many variables that can get a buyer in trouble, especially with the large volume of foreclosues still coming on market.

You may find a lease purchase, secure a purchase contract and lease agreement only to find the property in trouble a few months down the line. Loan payments can be unpaid, HOA fees due, property taxes in arrears and such.

If you do want to pursue this line of purchase, be VERY careful. You will need to execute two contracts, a purchase offer and a lease agreement. Many agents combine the lease agreement with the purchase offer causing significant issues.

Again, we advise great caution in taking this route. A short term or month to month lease without purchase option would be much safer and when you are ready to purchase, enter into an agreement where many of the vairables can be better managed. Six months may sound like a short period of time, however, a lot can happen including: loss of deposit, fall in market value, an upside down mortgage on the Seller's part, unpaid taxes & HOA dues plus much more.

Atleast with this info you can get a "ballpark" figure.

I do not see this listed in our local MLS listings. It shows expired from several month ago and priced higher at 599 more than recent sales! However I have been working with many buyers in that area and very familiar with it.

Peter, I have rentals, and yes - 2% is what the City of Phoenix requires. Be sure to check out City of Phoenix Privilege Sales Tax on google to get your license. Then you receive a form each month to enter in the amount of tax collected along with a check to the City Treasurer.
