Well, I think you handled that call properly.

You can offer stats as to what areas have either maintained their prices better than others and seen shorter days on market, or, more recently, seen higher appreciation....or, offer good rental potenial, etc.

After he digests the information you provided, ask this investor to give you a list of the top 5 areas/towns, etc., he will consider, and then send him listings that match his criteria.

By the way - how did this person find you? Referral? Internet inquiry?

Next time, go with a rental agent or only a listing from a Realtor.

I'm sure you've tried Craigslist (which is always hit or miss) but you might want to try looking at some of the classified ads online for local papers like New Times or AZ Central. If you have an idea of a specific neighborhood you would like to be in, it might be in your best interest to drive through the neighborhood to see if anyone has "For Rent by Owner" signs posted in front of their house. Just what is "your current situation". If you have never purchased a home before, it would be wise to have someone help you find a property and guide you through the process and possible pitfalls. If your situation is related to your ability to get financing, then it may be beneficial to look at carry back or private financing sources, but that doesn't relate to the search for a home. To get the best answer, you need to provide more information.
