Was it a good option when you got into the transaction? This is tough to answer based upon the information provided. You need to look at all of your advantages of buying, including being able to write off your transaction fees, taxes, and other line items your CPA will inform you on.

Do you lose the option money and incentives if you do not complete the transaction? Is the value of the transaction still worth $283,000? Do you plan to live in the unit for a period of time that will keep the value of the deal high enough that you can easily exit the property when you decide to sell.

If it is a good deal and you plan to stay, purchase the property. If not, continue to rent.

If you're going to be in a home for 4 years, Buying a home should be much better then renting. None of us know what the market will be doing in 4 years though. Right now in the Denver metro area things seem to be improving and history points to things appreciating.

I just recently closed a home for an Army recruiter who transferred here from Texas. He was adament about purchasing using USAA, I tried to get him to call my lender because I knew they would get him a better rate but he didn't want to...until USAA told him it was going to take at least 45 days more likely 60 days to get him closed. He called my lender, got a better rate and closed in 3 weeks. He and his wife were outrageously happy and they are now living in a gorgeous home exactly where they wanted to be.

I think it's a good idea to always check with three lenders and make sure you're getting the best deal. Let them know that they're competing with others, you may be pleasantly surprised.

Which part of Aurora are you thinking about living in? Are you focused on a particular school district? I've lived in and around Aurora for 24 of the last 25 years. My son went to the Cherry Creek schools. I moved to Florida for one year and came right back. I knew exactly which elementary, middle and high school that I wanted my daughter to attend and bought a house in the neighborhood that fed into those three schools. If you're going to spend $235,000 you'll be able to get a nice home in Aurora. In the southeast part of Aurora you can get into the Cherry Creek school district. There's pocket neighborhoods like where I live that are still unincorporated and surrounded by Aurora and Centennial.

Parts of NW Denver are really pretty hot right now (Highlands comes to mind) but there are many, many factors to consider (your financial position first and foremost). After determining whether or not buying now makes sense, can you really afford the down payment, closing costs and the cost of financing, then you can look at neighborhoods to determine if values are good and increasing.
