Nice front door creates anticipation of what is inside. Open the door and house looks and smells wonderful, nice music softly playing, and of course immaculate. Make the actual visit that buyers have pleasant and wonderful. That feeling does not go away.

Additional, nice Realtor flyers appropiately placed, nice picture and realtor tours if you have.

Believe it or not - that there may have been a special First Time Homebuyer program that their agent wasn't aware of and that they did not get the best bang for their buck. There is a program with a lower interest rate, another that provides down payment assistance plus closing costs in the form of a forgivable grant, another similar but it is an interest free loan, and yet another that provides long term tax credits. Each program has pluses and minuses and it takes a specialist to help you see which best fits your circumstances.

In Texas, look for a REALTOR who is a certified Texas Affordable Housing Specialist (TAHS). I am one of the instructors for this Texas Association of REALTORS sponsored program and was named the Texas REALTOR Hero in 2010 for my work statewide with Affordable Housing Programs.

This would really be a lender question but off the top of my head with a 2k salary per month and no debt I would guess you would be pre-qualified for a mortgage of about 150 give or take. Do you plan to put 20 percent down or were you thinking of doing something less. All of this will play a part in what you will can qualifiy for especially if you are putting less down you will need to consider how much mortgage insurance will cost you. I would be happy to chat more with you about this or show you what would be possible in this price range.

FHA and Fannie Mae has some low-down programs.

I would speak with the builder. Front elevations are typically completed at the beginning of the process but I am not a builder so this would all be speculation. I would ask as to what the hold up is. Sounds like they may be waiting for materials to arrive.

It's not a matter of income bracket, rather it is a question of whether or not you can afford to pay the monthly mortgage payment and whether you have a history of paying your bills in full and on time. The best thing you could do is talk to a mortgage banker. They will be able to tell you whether you qualify and for how much. Even if you ddo not qualify today, most loan officers will be glad to help you repair any issues so that you CAN qualify at some time in the not so distant future. If you don't know a mortgage banker, call a local realtor and ask to be referred to one. They will be glad to help you in hopes tht when you are ready to buy you will use them as your real estate agent. ... more

Your question is sincere and open. I have had many buyers fix their credit wonderfully in 30 to 60 days - the time it takes to close on a sale. I have had many buyers get into a home with owner financing and a reasonable interest rate. I have had investors take your 15% if all other items add up to a reasonable risk.
