Hi Jen. Currently there are 8 properties that will take pets and are in the area you've indicated. When will you be planning to move in? The reason I ask, is that our market is so active, most properties (that are any good) go within two weeks. Call or E-mail me to talk it over. I'll set up the system to show you what is available and you can begin to find what you're looking for almost immediately.

Iris,
I doubt you'll find a 3/2 or a 3/1 for anything near $1000/mo. More near $2000/mo might be more the range.

You can see what is out there for rentals by accessing this site. http://marshaross.actris.mlxchange.com/ It does not obligate you to work with me if you do not wish to, but allows you to see what is currently available. I would be happy to help them, but would need a few more details, i.e. how much rent are they looking to pay, do they have pets, are they going to school here and if so where, etc., etc.

Feel free to contact me if you are interested to see if we will work well together.

Ronald Cullinan answered:
It entirely depends on the lease you signed when you moved in. Read your lease to find out. Generally, most leases charge an initial late fee after a certain number of days of delinquency, usually three to five. On top of that, they charge a daily fee for each day the rent is late, which you could call "interest" if you wish. In any event, the controlling document is your lease and it should spell out the specifics of delinquency penalties.

Hello Swest,

There are several home owners that do not have the preference for banning an "aggressive breed". Unfortunately they are not as frequent and it limits your options as far as location and the home itself may be concerned but it can be done! Are you planning on moving to Austin soon?

Also, buying is less expensive than renting now in Austin. I can help you through that process as well!

I look forward to speaking with you soon!

I would love to come take a look at your place. I have some clients now who this may be perfect for. With limited inventory and the rising demand, property values are up and continuing to rise. Especially for homes in areas such as yours. Please contact me to schedule an appointment.

Ronald Cullinan answered:
Mr. Martinez, save yourself a lot of trouble and frustration by talking with a Real Estate agent who does leasing (I do that and many others do as well.) I'd be happy to help you with it. Because are market is so active, you'll have to be ready to make a decision on short notice as many properties disappear almost the day they go on the market. I can set up the MLS system to notify you when new properties come on the market and you can be one of the first to know so you can get to see it before it's gone. Rental units usually show up on the market between 30 and 60 days before they are available so you might not see any significant activty until late October or November.

Whatever you do, good luck to you sir.
