I would love to come take a look at your place. I have some clients now who this may be perfect for. With limited inventory and the rising demand, property values are up and continuing to rise. Especially for homes in areas such as yours. Please contact me to schedule an appointment.

Lake Travis and Eanes are the exemplary ISD's in the Austin area. There are also other areas where the ISD overall is not exemplary but some of the schools are such as Steiner Ranch and River Place. Circle C is a nice neighborhood and in my opinion not too suburban. If you would like to discuss your home search further, please email me at kristee@theleadersrealty.com or call me at 512-695-5144.

Hi Lars,

Very exciting that you're relocating to Austin! There are many neighborhoods that are wonderful areas within a 30 minute drive to downtown. The biggest question is... what are you expecting to pay in rent? The SW area is extremely tight right now both for leases and sales. Everyone wants to live in SW Austin because of the close proximity to downtown, affordable home prices and fantastic schools. Let me know what price range you're hoping to stay in and I'll pull what's available and make recommendations.

Also, send me an email at ksherman@residentrealty.com and I'll send you my digital relocation guide that is full of great information on Austin.

Happy New Year!

Joseph, The answer to your question depends on the type of job you will be looking for and the budget range you are shopping in. Lease rates are high and mortgage rates are really low, so those are two things to weigh carefully when making a decision. I'd be happy to discuss your options at your leisure. You can reach me at (512) 299-3809 or israel@austinhomeshop.com. Thank You!

The rental market in Austin is very strong. If your rental agent is working hard, you should have hardly any vacancy.

I have some ideas on the best return(depending on budget) Please feel free to contact me anytime.

Chris,

Unless your tax returns show enough income with the dividends, interest and net income from self employment, go to wherever you have you $3MM. They will give you a margin loan on a mortgage having secondary collateral of your cash without the need for any income verification.

Standard mortgage lenders are income based because of Dodd-Frank.

Good luck,

Fred

Hi Rene,

Good question! The quick answer is yes, you would pay taxes on the tax appraised value. You can look up tax appraisals by address here http://www.traviscad.org/

Please let me know if you would like additional information about foreclosures, I have 8 years experience buying and selling foreclosed homes in and around Austin.

Thank you,

That's really hard to say. Some areas have more new homes in Austin but tend to be farther away from downtown. The downtown area has fewer new homes but tends to command a higher rent, lower vacancy and premium renters, something I would take over a home farther away from downtown. ... more

Ronald Cullinan answered:
Not necessarily. It would depend entirely on the severity of the foundation problem.

If it is severe, a Professional Engineer should be hired to assess the situation and recommend a proper course of treatment. If it is like most typical foundation problems around here, one only need to hire a reputable foundation repair company to assess it and a course of action to remediate the problem.
Then, armed with cost estimates, the buyer is in a position to ask for price concessions or even having it repaired prior to closing.
The advantage of having a foundation repaired, is that most companies give a gaurantee against future problems and it is usually transferrable when the party sells the house, which is a strong selling feature
