Atlanta is a good market, Austin is a HOT market. While no one can predict the future I see a continuing "tight" market. $250K and under is the sweet spot and therefore the hottest of this hot market. The rental market is even tighter than the resale market.

Every time you do an appraisal you'll get a different number, unfortunately is seems that each appraiser measures a different way. If the tax record is different from the MLS sqft it's either because the home owner had it appraised and got a different number than the tax appraiser or the MLS shows what the builder said it is (if it's a newer home) and then the tax appraiser had a different number. However, 200 sqft is a big difference and you should probably renegotiate not for misrepresentation (it is not intentional) but just because you would pay too much per sqft. ... more

I don't know what a container home is but would love to learn more about it! Most subdivisions have deed restrictions that might prevent you from building something like that in addition to the City of Austin building codes. It will depend on where you want to build it.

Some fees the veteran cannot pay. So the seller pays them. This will figure into your offer/negotiations.

It's legal. And it is not uncommon in some areas during certain market conditions. Where I am, the buyer would just walk away, shaking their head, wondering how he ever met such a crazy person as this. The seller should understand that in the case of a buyer making a full price, non-contingent offer, that they could be liable for a commission to their agent even if the offer was not accepted and there was no closing. Not sure exactly what you mean by a turn key home, but the answer generally is no. A VA loan can be used for just about any property to my knowledge. If you would like, feel free to give me a call anytime tomorrow after 11 AM and I will ask one of my VA lenders. I do have a couple of lenders who specialize in VA loans and I actually have a special deal I offer to current and former military as well If you do not yet have a Realtor.
