Most look at credit and criminal history as well as employment and previous rental history. I would be open and upfront with property managers and explain your situation before you make an application and you might have a shot. Another option would be to offer a double or even triple deposit if you are turned down. However, your best bet might be to deal directly with a homeowner who is leasing their own house. I would not be concerned about viewing homes until you have been pre-approved. With horrible credit you will most likely not be able to buy regardless of your income and until you figure out what your options are that should be your priority before looking at homes.

Fact is... if you compare homes of like kind and quality... It is ALWAYS less expensive to own than it is to rent. There are tons of down payment assistance programs, credit clean assistance if needed, and here's the truth.

Interest rates are at 3.75% as of today. That is lower than they have ever been in the history of American Mortgage! Prices are down across the board, and sellers are willing to wheel and deal.

This is likely the best buyer's market we may ever see in our lifetimes... and mark my words.. there will be a ton of people saying "I wish I had" in a very short time...

Didn't you do a walk thru prior to taking over the apt? You shoud have and, might have noticed this problem in time to have to have it corrected before moving in..

Too late for that

Try calling the city Building or Health inspector's office, and filing a complaint.
You can, and should, check with a real estate attorney to see what your legal recourse would be.

If he/she changes their mind in renting to you they should return your security deposit but the earnest money is taken in order for the renter to have the reasonable time to sign a lease agreement and the landlord to pull the rental of the market. But keep in mind this security deposit can be held for a reasonable time until you move in. It really depends on how much it has impacted your credit and how the other factors a property manager look. Every property manager is different as are the landlords. I just had clients who had some financial troubles and we were able to find them a great house with a great property manager.

The best thing you can do is write a letter of explanation and submit it with your applications. Being upfront make a world of difference.

There's several reasons you're seeing that swing in numbers. First, like most things, fees are negotiable. The huge variance you're seeing probably involves what services you're receiving. Are they just collecting rents and sending you a check or are they truly managing the property (taking all calls, arranging repairs and maintaining the systems such as a/c, when its vacant are they taking care of the yard so that it shows well, etc.).

Based on the fact that you won't be here all the time, I would guess you wanted the full service of a property manager. This will probably cost you closer to the high side of your average.
