It all depends how much you want to spend and what you are looking for in a home. If you are buying or renting and how long you depend on being here. I know being in the military you don't always know how long you are going to be here, but sometimes they do give you some idea of a tour time.

Crystal, this is a very nice section of town very near the medical center and in the Norhside school district, one of the highest ranking in town. The home are usually older in this area but for the most part very well taken care of. There is a lot of shopping, restaurants and everything you will need.

I have shown several condos in The Villas of Westlake and talked with maintenance employees who seemed friendly and kept busy. There is a security gate that remained open every time I visited. Non of my buyers purchased here; they thought the HOA fees were very high.

Your best bet is to contact the local police or sherrif's office for the crime reports for the area. Also do a search of crime reports in surrounding areas for comparison. Most of the time, depending on the municipality, you can get all of that information on line.

The reason most people seek this type of transaction is because they are not eligible from a mortgage from a traditional lender. Any work around to side step the mortgage underwriting guidelines shifts the risk from the lender to your side of the ledger, greatly increasing the odds of disaster. The guidelines are actually fairly liberal despite what most people believe. I have linked below some info on rent to own, but there are several other topics on my blog that may protect you.
