The market is rapidly shifting into a seller's market and all indications point to interest rates headed up. Bad news for buyers... Great news for Sellers.

For those who are sitting on their thumbs and waiting on buying a home for any reason.. you will regret that heavily very soon.

It's quite simple,and one of three things should happen:

1-Contract should become cancellable
(Meaning no sale)
2-contract should be renegotiated for appraised value.
3-contract continues with bank financing appraised value, and buyer paying difference between appraised value and contract value out of pocket.

It has a bit if a funky floor plan, but it is workable. The biggest issue so far is the fact that the home has no water going to it. So, unless you are paying cash, it will be very hard to finance. I think it could be a great project.. and just about every investor I know has taken a crack at it, and cancelled later...

The only sure way to find out is to make an offer. Some properties are overpriced and a low offer makes sense. Some are underpriced and get multiple offers over list price.
If you have a good local agent they can research the property, some comparables and discuss a strategy for you to proceed with.
Ultimately it's up to what the seller is willing to accept and usually, only they know for sure.

The rental market is great in Alamo Heights. It is a bit competitive as the High School is such a good school.

No telling what it will look like 2 years from now... but for right now.. it is a great place to buy a home to hold as a rental. Homes don't stay vacant long, and you can get some good rent in the area.

You should ask your agent to review everything. The agent may have to give you staging advice, and pricing advice... My guess is price... lower it 2-5% or lower it 1% and offer closing costs...

SABOR (San Antonio Board of REALTORS) does include the CDOM and the DOM on their MLS and it is true that sometimes it can be misleading if you do not have the CDOM information, but since we want to be as informative as possible to our clients that is why that is done.

I hope that this information helps you since it truly helps the Buyers and Sellers when performing a R.E transaction, to understand how long it may take to sell a home in the location the seller wants to sell and also the Buyer to get a better idea of how long has the home been in the market.

Please be adviced that not because a home has been on the market for a long time it means that there is something wrong with it, there can be a combination of issues, but the longer the home is on the market the more the Seller and Real Estate agent need to re-evaluate the listing and change things around with the marketing and presentation and most importantly PRICE..!

The overall north side (outside of 1604) is still the area where growth is concentrated. Growth continues out the I 35 corridor on the east, the Culebra and Bandera areas outside of 1604, the I 10 corridor outside of 1604, and the areas outside the 1604 in the Potranco to 151 areas. The 281 corridor still has the room to build, but I suspect growth will slow in the area until some of the current available inventory is bought up and they come up with a solid solution for the traffic woes of the area.

San Antonio has plenty of room to build in all of these areas and many of the communities are currently outside of San Antonio city-limits (and therefore no subject to city taxes). Of course, as the expansion continues in those areas, I expect to see more annexation of these areas in the coming years.
