The square footage should only reflect heated and cooled spaces. Garages, porches, balconies and such are usually not air conditioned or heated, if they are though, they should be.

Not being an Appraiser, I can only answer from what I've seen:

If the Appraiser has the option to eliminate a Foreclosure from the Comp's,
They will make an adjustment for it being a DISTRESSED sale.

A couple years ago, Foreclosures accounted for 20-40% of total sales, and it was possible to bypass them.
Last year, they accounted for as much as 80% of the sales in some areas.

They cannot be ignored; They are the Market!
And if they are appraising a foreclosure, it would be ridiculous to eliminate them from the Comp's.

How an Appraisal is made:
Visualize a series of COLUMNS, probably 4 or 5;
The First Column is the SUBJECT HOUSE and the others are COMP's.
Down the page we list FEATURES or FACTORS; such as # Bedrooms, # Baths, House Sqft, Lot Sqft, Fireplace, Pool, Roof, Garage, Fencing. Got it?
Now, in each box created, there will be a VALUE: Lets say the subject house is 915 sqft it would get --- or 0. And the first Comp house has 2500 sqft, it might get -100,000; which means that the house is WORTH $100,000 more because of the square-footage. (It is a negative number because the Selling price of that Comp house was approximately $100,000 more BECAUSE of the square footage and we have to deduct that $100,000 to bring them to equity.) Got it?

Now, lets say that the Subject house has $5,000 worth of new fencing and the Comp house has 25 year old OK fencing.: Then the SUBJECT house would get +5,000 and the Comp. house would get --- or 0.

When you go down the page, and enter everything, you get total Comparative Values on the two houses, which allows for the DIFFERENCES.

The two houses DO NOT have to be literally COMPARABLE, they MAKE then comparable with the VALUES.

So the house next door is larger, so what? They made up for that with the values.

Now, if you understand what I just did, then you will understand why;
1.) Two Appraisals can come so close together, and,
2.) Why the Bank will not listen to you about the results.

and in fact I will give you a third;

3.) If you hire your own Appraiser, he will end up with about the same numbers!

Also, please do not compare/equate the ASSESSMENT with the APPRAISAL: The ASSESSMENT is based on the LAST SELLING PRICE OF THE PROPERTY which might be last year. five years ago, or thirty years ago.

There are a tremendous amount of renters in every area of San Antonio. Most rentals that are priced fairly will rent within days. In your area (78251), there have been 210 rentals that rented in the last 6 months. Of these, the average property was only on the market 23 days. Hope this helps.

The current state of the market in any zip code is determined by the absorbtion rate (in months) which is the ratio between the number of homes for sale which are not under contract, divided by the number of homes which are currently under contract. In 78425 that ratio is currently exactly 2, meaning that at the current rate of sale it would theoretically take only 2 months to clear all of the current inventory of homes for sale. In reality this never happens because new inventory is always being added, but it's an excellent guide to the current state of any market if the you consider the following general rules, which are endorsed by most real estate appraisers:
- Less than 3 months of inventory indicates healthy demand
- 4 months of inventory indicates a market in equilibrium (a balance between the number of buyers and sellers)
- more than 4 months of inventory indicates a progressively weaker market as the number of months increases.

Accordingly, as 78245 has only 2 months of inventory right now, it's in strong demand.
