I have to think that your credit will not be good enough to impress a bank to allow you to get a loan. Contact a lender to be sure.

Hey Navy Fam-

Thanks for your service ! ! !

I had the same situation last year with an Air Force officer. His son was starting High School and he wanted a great school plus a strong football program.

Contact me and let me know what your family's specific needs are and I will let you know what areas are best. Then when the time comes I will show you what is available. Rentals go quick in the Summer time so be prepared.

Very Best Regards

Michael,
That is a great question. Lenders offer different types of loan products. And lot loans is just one product they offer.

A land loan can be short or long term with rate and term dependent on the intended purpose for the land.

The best advice I could offer would be to contact one if the many lenders out there and look for the terms that work best for you.
In the past I have had client use Michael Kidd with Frontier Lending. You can reach him at 210-530-1247 or at 210-789-5433.
Thanks,
Vince Arnall

I don't think that has much to do it Trulia.com. Most likely it has to do with the real estate agents not taking photos of the backyard.

Jason Campbell answered:
Is there any way I can talk you into taking advantage of what will probably be the best buyer's market we may ever see in our lifetimes?

Prices are down
Interest rates are WAY DOWN
Sellers are willing to wheel and deal

If you buy a home now:

* You will get more for your money - Rentals never stack up to homes you can buy for the same payment

* Tax Write-off - You can write off the interest you pay on your mortgage, you can't do that with rent

* Build Equity in the home - Each time you make a payment, you are that much closer to owning it!

* Gain Appreciation - Homes tend to go up in value... the home is worth more than you bought it for!

If you rent a home: You get nothing!

:)

That would be a difficult situation. I lived in Phoenix myself for just over a year in the northwest corner in the city of Glendale. I am sure you will be much happier here, like me, in San Antonio, So much more to see and do.

I know of a dozen or so placement agencies if you need the names of them. Perhaps if you contact them now you can get a good lead and actually have a job when you apply for a rental.

Contact me and let me know.

You really need to look at the specific neighborhood where the home is, rather than the generic zip code. I can help you do that if you're not already working with your own exclusive buyer's agent. Give me a call!

The best place to start is by talking to a lender. They will be able to get you started and discuss all the loan options with you. I work with Michael Kidd at frontier lending. He has helped my clients with many of the loan options you mentioned. Then give me a call and we will discuss what you are looking for and I will run a search and help you find the perfect home.

The best first step is to speak with a lender's rep to be qualified. This can sometimes be quite painless, initially only about 10 minutes if you get with an independent loan officer. If you contact me I'll arrange this quickly. There is no obligation. We will give you a definitive answer before the day ends.

Rebecca,
New Braunfels is a great place to live and work. The schools are great and there are lots of activities always happening. If you can give me a call I will be happy to talk with you about the area and we can discuss the first step which would be talking to a lender to get a pre-qualification.
Thanks,
Vince
