Yes to your questions. As long as you make your mortgage payments, the house remains yours. You can transfer the property to your son and still make the payments. Consult your lawyer none the less.
Good luck!

No stated income loans any more that I know about.
That is a thing of the past.
If you have 50% down though that might work with some lenders.

There is a rather complex formula for the calculation of title insurance premiums. This link will lead you to what the state of Texas has published. If you do a Google search for Texas Title Insurance Rates, you will also find calculators that allow you to input a home's sale price and they return the amount of the premium.

Hope this is helpful.

Yes, the MCC is the Mortgage Credit Certificate. Which means that the federal government grants us a 50% refund of our mortgage interest (to a maximum of $2,000) each year. The money comes to you via a tax credit that you claim when we file our federal income taxes. Which in turns reduces the amount of money you pay taxes on by up to $2000 every year as long as you live in the home.
We use a lender that can talk and walk you through the process and it free. Click on the web site below and in the referred by block pub "TEAM FLOYD' and it's 100% free to start the process, and find out what this program does for you. Feel free to give us a call if you have any questions.

Hi Ossie,
Telfair is a little less known than Cinco Ranch. If your budget is $300k, then you will only be able to buy a small home or a patio home in Telfair. You can get more for your money in Cinco. That's my two cents. If you need any help, give me a call or shoot me an email.

You have to realise that you are competing with new construction - but that may also mean that you have already done all those little extra things that add up which someone going into a just built house would have to do. Get a couple of different agents to give you their price opinion and go from there. Best wishes! ... more

Hi Hayley,
If you come across a house that is $5k, I would jump on it. Where did you find this property? You would have to pay cash for it and if it's listed for that amount, you should be able to get it for that amount. Usually, in my experience, if a property is listed that low, there will be many many offers on it. The best place to research properties in the Houston area and obtain accurate list prices is When you pay cash for a property, you only have about $500-750 in closing costs and you would add that on to your sales price. Hope this helps. Please let me know if I can help you in any way. Thanks!

Greg Bennett answered:
None. Well at least the middle school has no apartments zoned to it. First Colony Middle has apts and they are also Clements. You can always approach the school district and ask for an exception. They will have to approve based on acceptable reasons. Call 281 634 1000 or go by and speak with them. Google fbisd and the website will come up, go to "parents info" and "school zones". If you want to employ us to do a search we would be more than happy to do so but need your contact info.

Best of Luck to you and the family.
