Section 8 rental homes are usually listed thru a real estate broker. The best way to search is directly from the Houston Association of Realtor's website.

Also, local agents may be able to persuade property owners to accept section 8, since they can receive their rent on a timely basis.

Working with an agent may help you find a rental home quicker.

What a great question! Model homes generally have most of what the builders offer as upgrades built in to showcase what you can choose when you build with them. Models have a " shelf life" because most builders have a specific number of lots and only a specific amount of each style or plan can be built within the neighborhoods. Because of that reason when they have sold out of that plan then the models are reduced, sometimes coming with furniture and accessories! Some builders are more likely to negotiate than others. As a Realtor if course I would say you would have a better chance of negotiating a deal if you were represented by a licensed agent. The bottom line is it doesn't hurt to try, but the more research you have to back up your reasoning the better you will be prepared to negotiate. Comps are more difficult to aquire without having agent representation, but gather as much data as you can. Good Luck! ... more

Land acquisition cost is less in Spring than in the Woodlands. That is one important reason along with several others. As far as suburbs there are many wonderful ones to choose from. What is so wonderful is you have such a wide variety to choose from. I think it is important to assess your needs & wants. Choose what is most important & make a list., i.e. the distance you are willing to travel, schools, if that is a factor, your social interests, are you near them,.... and you will get to where your search will be manageable & fun to work through. I will say the sport programs are very competitive and one could feel a little overcome by the amount of students but you can use that in your behalf to find a great group of friends! ... more

We are very lucky here in Texas to have an excellent local economy as well as school districts. I would first ask where you will be commuting from in Houston. If you are on the West Side, Katy Schools are quite good and 290 as well as I-10 will be commuting corridors for you. If you are closer to the North side then you have many solid options. We have I45 North that goes to areas like THE WOODLANDS, Spring, Conroe to name a few it will depend on how far you are wanting to commute. School districts on the north side of town include a few good ones like Klein ISD, Conroe ISD, Spring ISD, Tomball ISD. Individual schools have their own rankings as well so proper research is critical if you are relocating. In addition to public schools we have many highly rated private schools as well that will offer a variety of individual curriculum depending on your child's needs. Safety is an area that many local precincts will report on, no community can claim that they are 100% safe but some are much safer than others, rural communities are safe as well so again it will depend on the areas you are considering. A good Realtor and one like myself that is a Relocation Expert will be able to do this homework for you and send you the results. You should be able to use your good standing with your present landlord with your future landlord. If you have been working at establishing credit for 3 years you might be surprised how much things have changed. Most landlords are not necessarily looking for a terrific credit score as much as a demonstration that you pay your bills in full and on time.

Get your credit report and review it for any inaccuracies. If you find things on there that are not correct, go through the process of getting them fixed and then see if you can get a letter of reference from your current landlord. With that and employment verification you should be fine.

I think you can never trust the numbers the big corporations tell you.
They hire and layoff at the same time.
They say the investment in this facility or that project is X.
We're made to believe it is X today when it may never be X or it will be X over 10years and includes tax cuts, givebacks, and whatever else they can through at it.
Plus there are so many other moving factors in the market.
I don't think you should wait on an Exxon factor.....interest rates may go up and that could mean less buyers...or same amount of buyers but at a lower price point. Just a small shift in interest rates can mean a huge hike in monthly payment and that also hurts you on the flip side.
Renting in hopes that prices go up is probably not a good strategy either. You'll likely have costs on the flip when the renter leaves and you need to put the home in show ready condition.
Probably not what you want to hear, but probably a good idea to do your best now....hope you give the next seller a bigger haircut and hope you do better with the next one..if you are cutting it thin on this one. That's just the reality often of today's market.
