Most lenders require a 640 minimum mid credit score right now for an FHA loan. I have one that will go down to 620, and I've read that Wells Fargo will go down lower with a higher down payment and other stipulations. You will probably need to work on improving your credit score before you will be able to qualify for a home loan. Wish I had better news for you. I would definitely love to know of a lender that could provide a home loan for a 581 credit score, so please let me know if you find someone. Thank you. ... more

This area is in Alief and Alief ISD which is unfortunately not exactly known as crime free and the schools are not the best, but it is very affordable. That being said...other than the schools that are not the best I dont think anyone feels unsafe walking or jogging in the area. As you might imagine the closer you live to a major street like Richmond there will be some noise from traffic...etc... but otherwise probably no worse than anywhere else in town.

If you need to be semi close to town, this area is very affordable and close, but the Katy area is a bit safer and as affordabable...just a bit more of a commute in town

Deerfield Village does have homes with pools, there is currently an Active home for sale with a pool and master down. As far as the safety, we as Realtors are not allowed to directly comment on that however there are several ways for you to research crime statistics for the area online. The vast majority of landlords are not willing to rent for one month. A vacant rental home has just experienced the departure of a tenant, and the landlord has incurred costs - in time and money - to clean up, renovate, and prepare the property to be rented again. These investments are best recouped over at least a several month period. If you find a home you like but the landlord is unwilling to rent for one month, you might consider offering the landlord a higher payment for the single month to defray certain costs.
Otherwise, you might inquire at local hotels/motels and apartment complexes and inquire about 1-month rent.

Your concern is a common one for buyers. Relying on the feedback from others may no provide you with the best source of information since opinions and values can vary greatly from one person to another.

Likely the best and most reliable source of information is through your own investigation. We often recommend to buyers that they should visit the neighborhood often and a different times of the day, taking walks, meeting and having conversations with neighbors may provide you with enough of an insight to arrive at your own conclusion.
