It does not work!

Rent to own is a very complicated transaction that requires attorneys, a FOR SALE contract with an agreed to sales price, closing date, temporary leasing for just a month or two before closing, a large deposits that are non-refundable if you don't close and more.

Most future buyers simply rent and then discuss buying the home later after the tenant has secured financing through their own lender. Getting owner financing is tricky and can be a possible rip-off to you as well.

There are plenty of properties within 5 miles of Spring in this price range, but keep in mind this market is booming with the Exxon Mobile campus being built near by. 10,000 new employees in this one area are going to take up many of the nice rentals quickly.

Poor credit will likely limit you to the less than desirable properties. This simply might mean properties backing to a busy road or a little rough on the edges regarding carpets/paint. Many of the landlords that would accept you will be looking for additional deposits on top of the normal deposit. This is the trade off for your poor credit in the past. The strong rental referral and employment is a plus!

Also, I realize these areas are a bit spread out but that's because we are not pinned down to a certain area yet, also we are not familiar with the neighborhoods (we will be moving from Kansas).

First turn on the Common Sense.

If the owner/landlord can not show you the rental and or if they ask for you to send money = scam.

If they are asking a crazy low price = scam

Do a google search of the address, many homes for sale are taken and converted to a rental that is not real. The listed home will usually not also be listed as a rental so start asking questions.

Is there an owner or agent you can call? There should be and they will be able to show you the house, not mail you keys.

I personally think the best chance for your son would be to rent a home or condo from a property owner. They usually look at a case–by-case basis, and may consider. I believe your odds increase if you find a home or condo that hasn't rented out for 3 months or longer.
