You may like to look at farm and ranch properties. It would be best have a look at the property first to see if it's suitable for the animals. The Realtor you sign up will assist you. Do you have your landlord's approval? If not, that would be the first step. Many owners would want to interview the new prospective tenant before granting permission for a sublease. If you live in a complex with a management company, it may be even more difficult. Whatever the circumstances, do not go behind the owner's back ... it could be a very expensive lesson.

Assuming that it's OK, I'd post it on Craigslist or one of those "green sheets" found in many restaurants and convenience stores. I own several rental properties, and would not want to lease any of my homes to a stranger. Best of luck ...

I have never had a Costco as criteria for finding a house. You can start looking online since you are a year away there won't be many properties still around when you get serious enough to be working with a Realtor. Start looking fro areas and keep an eye open for an agent to work with when you do get serious. Of course, speak with a lender before getting serious and it would not be a bad idea to speak with one now just to make sure you under stand the process.
