Any negotiation of price has to be done by a licensed real estate agent. You will want to address these questions with your broker or TREC yourself to get more detailed information on what a non-licensed assistant can and cannot do on your behalf.

There are plenty of properties within 5 miles of Spring in this price range, but keep in mind this market is booming with the Exxon Mobile campus being built near by. 10,000 new employees in this one area are going to take up many of the nice rentals quickly.

Poor credit will likely limit you to the less than desirable properties. This simply might mean properties backing to a busy road or a little rough on the edges regarding carpets/paint. Many of the landlords that would accept you will be looking for additional deposits on top of the normal deposit. This is the trade off for your poor credit in the past. The strong rental referral and employment is a plus!

You have the right idea to rent since you are not familiar with Houston. Where are you moving from? Which part of town will you be working in? Landlords want to know how many people, if you have pets, if you smoke, and also check your credit and criminal background.

If you rent a single family home, generally there is a one-month deposit besides the first month rent that is due. Apartments differ in the deposit, however, better to be on the safe side and assume one month's rent deposit as well.

Depending on the area and how far in advance you are looking to lease, it would be a good idea to lease ahead of time, because availability is getter harder.

Sounds like the builder is trying to get around the LAW that says they cannot force you to use a particular lender as a condition to buying their home.
Which, in my opinion is sleazy.

You should post the name of this scumbag builder/lender then tell them to %#$@ off.

When I pulled up the listing on Trulia, it says Inwood (next to the zip code). No evidence of this home in the Houston MLS.

This area is in northwest Houston. You might have noticed it said "sold" so no longer available. This home is showing 1,375sqft. Avg sale price for this size home since last year is around $83,000. Hope this information helps.
