I live in the Keller area and I can tell you that the trains along 377 run 24/7. I used to live near a train track and I never got used to it..... If you are concerned now I would recommend that you pass on the home today rather than invest a good bit of money. ... more

Builder sales reps are VERY skilled sales people. If you don't have someone there to help you with the negotiations, you may make serious mistakes, like buying inefficient upgrades, get the wrong lot, even buy the wrong house. A good agent may close more than 50 transactions each year, so we know the traps. We also know which Builders have a reputation for quality and integrity.

Since the Builder pays your agent, (and you don't usually get a discount if you come in without one), get some help. If you need a name, contact me.

You might try www.BuildersUpdate.com for a list of Builder homes in your area. It lists details and on-site contacts. The service is free.

Sounds like you are on the right track. The scores are high enough already, FHA requires a minimum of 640. Guidelines keep changing as far as "time from" forclosures, bankruptcy, I would make contact with your loan officer now to be sure 3 years is the key. Keep paying eveything on time in the maenwhile and keep those balances below 50% of the limits and you should be all set. ... more

There are only a handful of duplexes I know about in Keller ISD. The most recent built in the early 2000s. None for sale currently. I don't really expect any to be built. Lots of cities are very strict with development now, so I don't see a lot of new duplexes being built.

'Fair' is a relative term. Depends on your definition.
Do you know your credit 'scores'?
Certainly an auto loan and 2 credit cards(paid on time) are a part of a good credit profile.

Great neighborhood, great prices, good location, sometimes I feel like there is no HOA in this neighborhood. There is at about $400/year, but for some reason it does seem to have just a little different feel to me. As far as Friendship elementary is concerned, I would visit the school. It's one of the lower ranked schools for Keller ISD, but even these one word labels can have reasons behind them. I'd guess if you visit, you would like the school, like the teachers and be amazed at the condition and resources of these schools.

Depending on your flexibility, meaning be able to accept a variety of neighborhoods and schools, the search could take as little as 10 days or as long as 6 weeks. I would allow about 30 days prior to your intended move-in.

You might find that the move-out of your current property is a critical item. While most properties are posted for availability 30 days prior, some apartments require more than 30 days notice of your move-out. This means you might be stuck with a period of time where you have given notice to move out, but you still haven't found a place to move into. Read your lease for notice of termination.

Some leases have some really awful provisions for early termination, and you might have to pay an extra month's rent (overlapping leases).

So, at least 30-40 days prior to your move, but longer if necessary to give notice on your current place or if you're picky about the new place.
