Depending on your true debts, we can use your 627 score and this should work for approval.

Best thing would be to call me and we can handle the particulars.

It isn't the score as much as the reason for the score that will likely be hurting you.
Old bad credit isn't a problem.
New bad credit is a problem.
No good accounts to offset the bad stuff... a problem.

Think about just leasing, not selling.
Also if a company is thinking about drilling in your area, then all homeowners in your area are in a similar position.
Many neighborhoods banded together to negotiate as one big group. This gave them the power to hire an attorney and negotiate a higher price for lease rights....not outright sales.

Something to think about.

Did you get an offer just to buy the mineral rights? That seems a little weird in today's environment. Possible, but strange to me. Drilling activity is off around here.

We need to know:

the term - 30 year loan or 15 year

the interest rate, anywhere from 4.5-6%

From this we could tell you the monthly mortgage amount for the loan only (PI). Most mortgage payments also include the TI which is the taxes and insurance divided by 12 so that each months payment includes the PITI or principal, interest, taxes and insurance. ... more

It is the job of the appraiser to find 3-6 homes that have sold recently in your area that are closest in size and other characteristics to the subject property. Then there are "adjustments" made to compensate for those differences. He/she should have adjusted for the differences. What does your Realtor say about this? Were you provided a breakdown of the comps that you were shown before making your offer?

Don Groff answered:
Hello Ashley,

Homes could be more expensive and even worse rates most likely will be. Over the next 2 years interest rates rising will have a much more dramatic effect on affordability than the appreciation of homes.

You are very close to qualifying for an FHA mortgage. While you may be able to qualify now it really makes sense to get your credit to at least a mid score of 640 for you and your husband. The lowest mid score will be what lenders use.

Keep saving and get with a lender who will work with you now and for the next couple of years if in fact you need to or want to wait that long. The important thing is to know and understand your credit so you know what to do to ensure you are making the correct decisions to keep it moving in the right direction.

Best of luck to you.

It will be difficult. You might try a bank because they can afford to do some loans for essential "free" to meet government mandates under CRA.
If you find one, let us know. We'll refer all the small loans to them.
