Sorry, but your chances are pretty slim.

Most lenders won't touch you with a credit score under 640. That is the minimum score need to qualify for an FHA loan. The ones that will, usually require a credit score of 580. Also, it is going to be very difficult to find a lender that is willing to do a loan for under $50,000.00.

It will be very challenging for you to find a Landlord / Property Manager who will allow that many people to occupy one house. For example, I just looked up the largest house for lease in 76112, and they will not allow more that 2 people to occupy a bedroom. So a 4-bedroom house may be limited to 8 people.

However, if you were to buy a house, you can have as many people living in it as you like. (Providing you don't violate any city ordnances.) So, if you feel that your credit is good, and you have some money for a down payment, get in touch with me, and I will show you how to qualify for a mortgage loan. ~And then we can go out and buy a nice big house for your family!

Your question was not clear about the timing you are considering. Are you saying that you want to lease for "3 months" and then buy a house? If that is not the scenario, please write back and clarify.

I assume from what you indicated that you do not want to rent for 3 months, and then go find a house to buy and move into it. You want to make just ONE move. What price range are you qualified to buy in (?) will be the first question asked of you. Do you have any other options for the next few months?

You may find an individual owner who would do a "lease/purchase" deal for you, but not a Realtor. The Texas Real Estate Commission will not allow a Real Estate Agent to write the contract for a "lease/purchase" scenario. You will have to hire an attorney, and even most of them will not touch it with a ten-foot pole.

There is good reason for that. Most such deals wind up in such a mess that it is not worth it, and you, as the buyer, may wind up losing all the money you put into it, and stil getting evicted from the house. The way the Texas Laws are written, it is too easy for someone to file a lawsuit over it, and a lot more complicated than you could ever know. Do yourself a favor, and seek another alternative.

> An experienced Agent who has closed houses with this program before.
> A loan officer who has closed with this program before.

> Steer clear of the big banks. You need to be working with a mortgage company, where the loan officer works on commission, not a salary -- like a bank.
