Lease homes tend to go pretty quickly - particularly at this price point and location. I live near BNSF HDQ and between 3 rail yards. There are several nice communities available. I recommend you wait until you are ready to "sign on the dotted line". You will need to pay an application fee (usually $50.00 per adult). Upon leasing we must narrow our search to homes that allow pets. There will be a pet deposit fee. Typically that fee is used to clean upon move out - so I caution you deposit=$$$ gone. That fee depends on the owner - usually $100 or so for 2 kitties. Most leases in the Fort Worth area are NOT inclusive of utilities. (Just an FYI) Feel free to reach out to me in April and let's see what is available at that point in time.

Most leases I have seen have a deposit amount the same as the monthly lease, similar to 1st and last month rent. Are you wanting to lease a home yourself to live in or do you have a rental property? If you are looking for a home to lease to live in, most owners will have a credit application and that usually costs $35+ per adult to run the credit report. This also depends on the owner of the property and if they choose to use a management company or a credit company since they pay a fee to do so.

You are desperate!
Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!

The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!
