Are you stating you had a short sale 2 years ago? IF yes inquire to mortgage broker no professional can render an opinion UNLESS your loan application is reviewed.

Most lenders require AT LEAST 2 years AFTER date of short sale reported to credit bureaus.

You are desperate!
Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!

The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!

In the dfw area there are a ton of options, including a good farmers market in Coppell, a year round Dallas farmers market, and I personally use the bountiful baskets food co op which is a volunteer only organization that you get 2 small laundry baskets of locally grown produce for $15. There are pickup sites all over the place. There are also many stores like sprouts and whole foods around.

It is the job of the appraiser to find 3-6 homes that have sold recently in your area that are closest in size and other characteristics to the subject property. Then there are "adjustments" made to compensate for those differences. He/she should have adjusted for the differences. What does your Realtor say about this? Were you provided a breakdown of the comps that you were shown before making your offer?

Homes could be more expensive and even worse rates most likely will be. Over the next 2 years interest rates rising will have a much more dramatic effect on affordability than the appreciation of homes.

You are very close to qualifying for an FHA mortgage. While you may be able to qualify now it really makes sense to get your credit to at least a mid score of 640 for you and your husband. The lowest mid score will be what lenders use.

Keep saving and get with a lender who will work with you now and for the next couple of years if in fact you need to or want to wait that long. The important thing is to know and understand your credit so you know what to do to ensure you are making the correct decisions to keep it moving in the right direction.

It will be difficult. You might try a bank because they can afford to do some loans for essential "free" to meet government mandates under CRA.
