Here are few reasons to enlist the services of a Licensed Realtor:

First of all, you do not pay the Realtor fee as a buyer, it is paid by the Seller.

If you are interested in a preowned home you would not have access to view
without a Realtor. You also would not have access to any information about
homes that had recently sold in that neighborhood as to base your offer on.

If you are looking at New Construction, are you familiar with New Construction?
Do you know what to look for as far as quality products, energy efficiency ect.
Do you understand and have knowedge of Builders Contracts? Do you know
what incentives might be available to you?

Realtors have the greatest access to homes on the Market, including homes
listed by other Realtors.

A Realtor will help you decide how much home you can afford, how you can
arrange for down payment and what financing options may be open to you.

A Realtor can help you find the home BEST suited to your needs with style,
size, amenities,location, accessibility to schools, transportation, shopping ect.

A Realtor can supply information on property values, taxes, utility costs, municipal
services and facilities.

A Realtor will be the Liaison between you and the Seller and can present offers,
and counter offers until agreement is reached.

These are just a few things to consider, as a Realtors knowledge is so much more involved
than this, but a good start!

The problem has to do with expectation of income going forward. You also need to have an expectation of staying in country for more than 3 years for some lenders and 5 years for most.

With promise of employment or being employable makes a huge difference.

So, it's not so much about the FICO scores as it is about future income and staying.

That being said, for buyers who have an ITIN there are a couple of sources of loans.

Depends what type of loan you are applying for, if the builder has any requirements and what purchase price you end up agreeing to.

FHA will differ from Conventional and so on. If you agree to a price lower than the $239k your down payment will change. You will most likely have to put in a down payment plus the difference between the purchase price and loan approval amount (not to mention any appraised value).

I would work with an agent and also make sure to shop around for your loan package. And I would discuss your options with your mortgage broker.

Here are the tips to help you find your answers:
Dallas VA Hospital is served by DART Blue line and Bus Route 444.
Trace along the public transportation routes for areas that match your rental or home price budget.
Ask a realtor to help you locate one.
The rule of thumb is the higher the rent or home price, the better the area in terms of good school or low crime. Of course, there are some exceptions here and there.

I think this is a fantastic area to purchase a condo in. As you stated right by SMU so a wonderful investment property. Buying real estate has always been a great way to build wealth, but with where rates are at it is making it especially appealing and advantageous. SMU area tends to draw nice rental amounts. Uptown residents are used to the condo dues and can certainly be factored into how much rent you collect.
