544 & Murphy Rd, is actually in Murphy, not Wylie. The rental market is really hot now as spring is here and more people are moving. Homes are coming on and off market every week. I would suggest you to start your search with a Realtor, they could set up a search for you and you can see the activity daily.

If you can't find a good Realtor yourself, you can contact with me for assistance, Realtors usually work for you for free, so don't worry about the cost.

Wow, I wouldn't say that a community with builders actively building and selling is declining. Things were slow the last couple of years, but I think you'll find it hard to locate distressed properties in the area.

So, no, I don't think there is anything wrong, but the time to get something in Wylie and nearby is now. Inventory levels have plummeted the last few months and builders take at least 6 months from contract to close.

One of the reasons the north Rowlett area and Sachse/Wylie are more popular now is the opening of Bush to I-30 from Firewheel and DART from Rowlett to downtown Dallas. This connectivity makes it a real draw to live in the area.

Note that USDA loans are still available in some areas of Wylie but they have moved the eligibility line eastward. You might also like Sachse or Lavon or Nevada.

Lake Lavon is a Corp of Engineers lake, so there are no homes on the lake that have access to the water from their land. I ran a quick search of homes for lease on the water and find several homes at other area lakes. If you are looking to lease a home "near" Lake Lavon - maybe even with a view of the lake - we can help.

Great question....I'm not sure any of us can answer accurately, because how do you know until you get there, have the right piece of property, etc.

Long term thinking I'm not sure it is great to build two homes on one piece of property. What I'm thinking is at some point down the road, what if one of you no longer wants to live on the property. Now you have a house that is potentially difficult to sell or maybe impossible.

I'd think buying two lots in the same area, or one big lot that you could subdivide into two separate lots or 3...maybe with homes each on 1 acre, and the other 4 acres separate that could go with ether house or be sold separately might be an option too.

I am not a mortgage specialist but I can't imagine any reason why you couldn't refinance a conventional loan with a VA loan. I would be curious as to why you would want to. Typically people use their VA loan to avoid having to make a down payment on the loan. Whether your house could appraise for $147,000 or not would depend on the condition of your home and how the market is in your area.
