BPO is usually only performed when its a foreclosure and the bank needs a broker's opinion to determine what price to list. But as for short sale, its more likely the buyer's lender required an apprisial which usually get done within a week of an executed contract.

Some people argue that they can get a better deal without a buyers agent, because only one agent has to be paid. That is the only argument I can think of for not using a buyers agent. Although, in most cases this isn't realistic. The amount of commission paid to the listing agent is based on the contract between the seller and the listing agent (not the contract between the buyer and seller). In most cases, if there is no buyers agent, the listing agent just earns twice as much. Also, most knowledgeable agents are able to negotiate a better deal than a buyer could on their own. Depends on the property manager. Some run very tight, inflexible rules, and some just want a tenant who might actually pay on time. It helps if you actually speak to the owner/property manager and tell them you are trying to rebuild your credit and NEED good references and rental history.

Looks like they want $200,000/acre.
