That would be considered private information, but it is a matter of public record that you can find yourself. Ethically, we shouldn't give it to you, if you are working with an agent your agent can tell you, and you can always find the information yourself. There are nice, safe areas in Irving, but like any other city, there is crime. How safe do you want to be?
Irving and Las Colinas offer several gated communities, but even though they are gated, while they don't remove crime,sometimes being gated with security staff can reduce crime.

If it is priced right, a single family home can rent out the same day it is listed. Rentals are flying off the market these days as long as the home is in good shape and has a good price.

I'm not sure what you mean by cash out 80% of the property value. Are you talking about selling the property? Home Equity Loan? Or are you just talking about return on investment?

There are 39 different subdivisions/communities in this Master Planned area. The number of homes on the market is not high - it is very, very stable. Valley Ranch Parkway runs all the way around Valley Ranch, it is miles and miles long. It is also a fairly busy thoroughfare, so homes positioned on, or near, the roadway itself would not be as desirable and would probably take longer to sell. Depends on exactly which community it's in. Lowest price in 75063 in the past 12 months of similar size was $195K, highest price was $320K. That is a big range - each community in VR have substantially different values. With any property which backs up to water front you as a home owner MAY need take extra steps prevent entrance into the home. Most of home owners in the area probably have perfected those steps.

Truly NOT ENOUGH be concerned over. I walk nature trails and speak with residences who have no problems. where I walk is in Irving area(s)

Before I got into Real Estate, I was a designer of Green/ Sustainable homes. To answer your question, in the future the value of South facing homes could be a potential benefit. The rule of thumb, from an energy standpoint, is the home orientation should have the longest side of the home, with the most windows, facing the south. With the shortest sides oriented on the east and west sides, with high windows. The benefit being, if the south long side of the home is getting solar gain throughout the day and heating up the floor and mass in the home. You will save energy and money on heating the home in the evening when the heat is released. This is a passive solar technique that if an energy audit was done on the home, it would show as a low energy home. A definite plus for dollar conscious potential buyers. With Energy Efficiencies becoming more apart of Real Estate Sales with HERS Raters and Energy Audits quantifying energy savings. I think the future of how a home is oriented on the site, will be a question for buyers.

There is no one site that lists all properties for lease, in any area. This is a result of a large pool of resources for owners and property managers to advertise their available properties to tenants; here are some of the major sources I am aware of:

Local property management (call around and inform them what you are looking for and they will let you know if they have it... many of those properties don't get listed online)

rent.com
trulia.com
realtor.com
