The company has been cooperating with the city and is offering free lead testing to any Frisco resident. Lead levels are something that can be very dangerous, but you have to get them into your system for that to happen. The city monitors water levels very closely. Unless you are eating the dirt, lead has very little potential to make you sick. The commercial areas are very far from any kind of agricultural areas so the risk of food contaminants are quite small.

Perhaps you could try a city a little further south? The city of Carrollton recently received an award from the state of Texas regarding their water quality and the level of professionalism that the water district provides.

5 years ago it was all farm land, it is still being developed but It is a great area, there are a lot of new homes being developed north of El Dorado, the newest High School Lone Star opened this fall., and there is not any business development at this point north of the El Dorado parkway. My family and I built a home in Tradditions of Frisco at Teel and Panther creek this March and love it... it is a bit unique in that we have a new subdivision being built and we have a farm which buffers our development with cows and when we drive down Panther creek we look at horses and cows. Likely in the next 5 to 10 years as the spawl continues to Hwy 380 and north this area will mimic the rest of the city with commercial developmet and the remaining ranches will disapear but right now it is great to live in a city of 100,000 plus with a feel of a much smaller city. ... more

It is all based on amount you are approved for. Any property can be purchased for investment HOWEVER based on your lender approval. OR are you paying cash ? If cash does not matter.

The amount you desire purchase will govern on where to search. I work with many families houses for rent in Dallas most home rentals are on the market for approx. 30 days based on location, monthly rental amount, and condition of the property.

You can ceratinly try, most agents would be happy for the new business and would be alright with paying you a referral fee. Other agents may not be so happy, however i think they are short sighted as if they dont work with you, they end up with nothing.... so it certainly is worth your effort to find someone who can help you and be willing to offer you the referral as well

I moved from Chicago 15 years ago and we love it here. Plano itself is a very large city with lots of shopping and dinig choices in the immediate area. You can go to nearby addison for bars, or the shops of legacy in Plano or drive to downtown Dallas if you wish too if you like the bar scene.

In most cases it won't. All said and done if they really knew the difference most sellers would prefer conventional. Normally this is a stronger contract, more down payment, perhaps stronger buyer, perhaps more experienced or stable buyer.
Also if there are appraisal issues the FHA appraisal stays with the house for six months and could prevent a future FHA buyer at a higher price to purchase the house. Lots of things change in six months. So I have seen this be a negative for sellers this year.
All in all many sellers would prefer to see conventional, but depending on the price range it will be common for 90% of buyers to be using FHA loans, also depending on the location.

FHA has certain requirements that not all houses and condos can meet.

When buying a house the offers are usually looked at in the order of 1 cash 2 conventional 3 fha 4 USDA or V.A.

Cash has no financing problems period. Conventional loans usually show a stronger buyer. FHA has limitations on what a house can be.

It depends in what field you need a contractor, in most cases if you are getting a fha 203k loan and you need someone to finish the work within fha guidelines.

I would start with your agent, they will have contacts and referral of contractors they used before and would have had great success with or not so much and can tell you who not to use.

First of all it is a little difficult to know what you mean by better - this is a subjective word that means something different to each person. Having said that a Realtor is not allowed to tell you one subdivision is better than another that is against the Fair Housing Laws. Also you wouldn't want me deciding for you when I don't know what you are looking for. So what you need to decide is first of all what is important to you? Is it distance to work, shopping or schools, etc ? You also need to compare "apples to apples" - Grayhawk is huge and started around 2002 while Willow Bay is still very new - so you really can't compare the two.

The short answer is NO. FHA has very specific rules, and are not very flexible. You must be at the same job for a minimum of 3 years now. The exeption would be: moving to another company or job in the same field, for the same or better pay.

When becomes end of school season homes are NOW starting to come up on the market for sale. During the school season Sept - April are limited number of homes for sale on the market.

Frisco is a family community on the market from May - July after end of July families are focused into school starting in August.

VS. Uptown Dallas townhomes for sale on the market 365 days out of year for fact demographics for area is not family with children.
