In Oklahoma even if a listing agent new of such, the agent would have to go to a seller and request permission to disclose to a buyer; unless it is already known by public or other.

Hope this helps.

There is a website, that will give you tons of demographic information about an area if you type in the zip code. I believe it gives crime statistics as well. If that doesn't work, try stopping by the police station and asking. Go straight to the soruce, so to speak. ... more

All bids have to be in by 11:59 to be considered the next business day. That means that all bids from Friday to Sunday are looked at Monday morning. If your bid wins, they will let your broker know. It is not a live bidding process. Make your best offer and see if you win. Good Luck! ... more

Josh Barnett answered:

The assessed value of a home is NOT the market value. The assessed value is the value the County assessor places on the home. This assessed value is then taxed. The assessed value does not claim to be an appraised value or market value of the home.

The Oklahoma County assessor has a great packet on Tax Payer's Rights at, which talks more about appraised value. The First Sentence on the packet's cover letter states, contact a Realtor to find our what your property is worth.

Hope this helps,

"Good neighborhood" is a relative term that can't really be defined by anyone except the person asking the question. If you're asking about crime, there's a great website where you can check out crime rates on my website, - look in the "Local Resources" section at the bottom left. ... more

If you only signed a card that they presented you and not an actual agreement, then a buyer's agent should not be limited whatsoever to work with you. You were simply letting that representative know that you were not currently working with a Realtor, but it's up to you whether you would like to or not. I would be happy to meet with you and help you in your home search. I am available 7 days a week to show you houses as well as I have excellent communication and response times on any questions that you may have in the home buying process, including any financing information that you may need. I have several references you may talk with at any time. Call me at 405-370-3886 anytime (or text) or you can email me at ~ Jennifer Poch, Apple Realty, ... more

Russell Benson answered:
Absolutely nothing. You can do what you want with your property so the fact you're deciding to offer your daughter and son in law a really good deal on a home is a wonderful thing on your part. Just have them go to a local bank to get a mortgage and find a title company near you to handle the closing.

If you would like a referral on these, please do not hesitate to contact me anytime.

Josh Barnett answered:
Any property can go section 8 as long as;
1) The owner will accept your voucher
2) They, the owner, meet the section 8 vender standards
3) The property meets section 8 standards

Call "For Rent" properties in the local newspaper and call "For Rent" signs, while driving the neighborhoods and just ask the owner if they take section 8.

Hope this helps,

Chuck Wells answered:
Within each area of town, price per sq ft is most determined by overall popularity and rate of sales, condition of properties as a whole, cohesiveness of the neighborhood, location of the neighborhood, etc. The single most effect is amount of sales activity for as more homes sell, prices appreciate.

If you are wanting to purchase a home, I would be glad to give you information on available homes near the airport. If you want to rent, you probably should drive around the areas for signs. You can check craigslist - but beware of scams! Make sure to drive by and see if the home is actually for rent.
Look forward to helping you. Joan Stamman, Keller Williams Realty, 405-826-8054
