Buenos Tardes Brenda,

If your client is VA eligible, that can be 0 down. My wife and I have a number of listings that are Rural Development eligible. Those can go 0 down. What is your client looking for?

Christin I would first like to congradulate you on the decision to purchase the home which is something that will make your family very happy. Even with those scores you can get financing from lenders but there are many other factors that also play a part in whether you will ultimately get the loan to close on your home. I would ask you to call an agent like myself to get you with a lender to go over your options to see where you and your wife stand financially in your journey of homeownership.

Scott Godzyk answered:
Tonya the majority of buyers are using fha financing these days and those buyers will ask for the seller to credit them with %3 towards their closing costs anyway. Buyers and their agents do not always specify just searching for homes that are offiering credits as most sellers build in an amount to negotiate with anyway and they know that. Your listing agent should make sure the home is priced at or just below market value, is in MLS with fresh photos and is advertised in all the top Real Estate web sites. ... more

Scott Godzyk answered:
The truth is it depends. It is not that much to truely inspire anyone to rush right over with a buyer. It is better to know that first your house is priced right which is at or just below market value, next is your listing agent splitting the commission 50/50? Then is your home being advertised and marketed? A sellers bonus is nice, but attracting a buyer is better than a buyer agent. ... more
