The problem is that landlords generally have to go through a pretty rigorous approval process to be approved for Section 8. The house gets a thorough, very in-depth inspection, and I believe it has to be reinspected annually. In addition, there are limits to the amount paid to landlords through Section 8. In some areas of the country, it's pretty generous. In other areas, it's below market rent. I don't know what it is for New Orleans.

So, probably, if you found a property and the owner agreed--then the owner would have to go through that approval process. It's not as simple as him/her saying, "Sure, I'll take you."

If you have some time before you have to find a property, you could look into the process by which a landlord would have to be accepted. Then, when you find a prospective property, you could already have all the information ready for him/her. And make sure you explain the benefits of the owner accepting a Section 8 tenant. Your case worker may be able to help you with that.
