Broadway is a great street . It is busy because it is one avenue that feeds Magazine St. toward downtown and through Audubon Park . In the other direction , it feeds Leake Av. along the levee with traffic for the Corps of Engineers offices and the entrance to the River Road . The one hundred block faces the Tulane University offices complex and the highrise retirement apartments . A green market is stationed in the parking lot that fronts on Leake Av on Tuesday mornings . It is wonderful with fresh fruit , vegetables and baked goods available . The crime rate would be the same as the rest of the area and can be found out from the police . Homes are selling handily uptown at this time and if you are looking at one of the newly built or renovated ones , they should be very nice and easy to resell if your circumstances change . I assume your Realtor has not apprised you of these things . ... more

Being a landlord with 3 units in the lower garden/St Thomas area I can say the rental market is good for me, bad for you if you are looking for an apartment. My last apartment I had available was rented in 1 day at asking price and for a 2 year lease. It was a 3 bedroom renovated half double and it rented for 1500.00 per month. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Median Sold Prices:
2008- $241,000
2009 - $242,560
2010 - $225,000
2011 - $285,000
4/24/11-4/24/12 - $241,000

I hope this gives you a good idea of the market in the Marigny.

You will be hard pressed to find any inhabitable property in this area for that price. The best I've found is $30,000 for a flooded and not-yet-gutted home.

838 Camp was listed in January of this year at $699k. Prior to that it had not been listed since October of 2009, and was only on the market for 6 months. I am not very familiar with this building, but I would assume that it did not sell because of the price, which was $880k when listed in Oct of 09.
842 Camp has some issues going on with the HOA which is hindering the ability to sell units in that complex. Please feel free to call me anytime if you have any questions or if there is anything that I can assist you with.
