If you do not hear back within that 8 hours, make an offer on your second home of choice, etc. If the second offer is accepted then you have a deal. An REO takes an eternity, and a Shortsale takes longer.

I'm sure your Realtor mentioned something about PATIENCE.

There is no set time
There is no average time.

And with that; you undoubedly will not get a signed contract back;
You should get a COUNTER or an ADDENDUM relating to some term or condition. That's all.

I see you reference a buyer in your question, in a sale, the bank / financing company hires their own appraiser to keep everything "at arms length" meaning they have nothing to do with either side of the sale or anyone involved in it thus making their opinion unbiased. ... more
