No it is not so. Pick one you like the most and make an offer with an 8 hour expiration time. If you do not hear back within that 8 hours, make an offer on your second home of choice, etc. If the second offer is accepted then you have a deal. If it is not and the first seller contacts you then you have the option of proceeding with that one. I think you should find a Realtor to work with you and guide you through the process. ... more

I do not have the exact answer to that question but I can recommend you to a fantastic loan officer who is very experienced at helping people increase their score by cleaning up items on their credit report. Please email me so we can go over some things privately. It seems that you have been working hard to very yourself ready to purchase a home and I can help you with the final steps.

Now is an excellent time. The number of homes on the market are low and the number of homes being sold is increasing. I have buyers who can't find a home in their price range.

Please call my cell phone if you would like to have your home evaluated.

You don't say if it is a Shortsale or an REO?
It makes a difference!
An REO takes an eternity, and a Shortsale takes longer.

I'm sure your Realtor mentioned something about PATIENCE.

There is no set time
There is no average time.

And with that; you undoubedly will not get a signed contract back;
You should get a COUNTER or an ADDENDUM relating to some term or condition. That's all.

Usually finding an appraiser that works in that specific area is most important as they know the trends and areas best. I see you reference a buyer in your question, in a sale, the bank / financing company hires their own appraiser to keep everything "at arms length" meaning they have nothing to do with either side of the sale or anyone involved in it thus making their opinion unbiased. ... more

Homes listed in Gilmore Subdivision in the MLS that have sold during the past 6 months have sold for an average of $103.02 per sq ft. The average living area was 1,015 sq ft. Knowing the average sold price is one way of getting an idea of how much homes may be worth in a neighborhood. Another way is to look at several homes for sale now and compare them. If you would like to look at the homes for sale in Gilmore contact me any time.

Homes in Gilmore are always in demand. You can request to be added to my alert email notification list so that you will know about any brand new listing in Gilmore before most other shoppers. I would also be able to add other subdivsions that you may want to consider.

If I can help you further, please give me call or visit my website any time.

Matthew, I strongly suggest that you do renovations to update the home. The buyers
are shopping for that special home that has new kitchens and baths and nice floors along
with earthtones on the walls. This expense will truly bring you closer to a qualifed buyer.

Real Estate is my business. I look forward to hearing back from you. Marketing tools
lead the way to selling homes. Call me!
