Julie,

You can search the FEMA maps. Even better - call the local state house
and ask. The operator will direct you to the right person who can answer
your question reliably.

Hi L,

The prices are higher because the properties have appreciated in value faster than other areas in Kansas. The causes for faster appreciation is high demand due to 1) Being half way between Kansas City and Topeka to where one member of the household may work in KC area and another works in Topeka, Lawrence (and Eudora to the east) would be a middle ground to live to split the driving distance; 2) University of Kansas is definitely a draw to people making Lawrence be in high demand; 3) Low unemployment rate compared with other areas in the state; 4) Cultural activities, community theater, Lawrence downtown, etc. are all drawing points as well; and 5) Located on the K-10 business and industrial corridor.

Above all, high demand drives prices up. While there are older homes with character there are new homes in move in ready condition as well complete with all new appliances. There is something for everyone here.

What you need is an excellent resourceful Realtor who will help you find the best deal for the money here. I have done so for my clients through successfully negotiating some of the best deals in real estate in the area.

Give me a call so I can show you how I can be of help.

Thanks and "Don't keep me a secret--I'm never too busy for your referrals!"

Hi Mtynester,

Yes, there are villas like Miller's Glen in Topeka but they will be for the most part more expensive than the $300,000 villas at Miller's Glen. They range from 1500 sq ft for about $154,000 which is less than the Miller's Glen places on up to about 4400 sq ft for about $475,000.

Give me a call and I would be happy to email you the listings on the market right now that match your search criteria or you can use my www.ActiveRob.com website to get all the listings that match your criteria.

Hi Milly,

The quick answer is that you can't sell a house if it is not on the market.

The longer answer is that now is an excellent time to sell a house because now is an excellent time to buy a house. No this is not double talk. You may have to sell your house for a little less but you will be able to buy a new house for a little less.

Interest rates are very low, first time home buyer incentives will help sell your home if it falls in the first time home buyer price range.

Please visit www.MLSPlease.com to see just some of my "30 Days to SOLD" Marketing Plan. I'll tell you more if you text, email, or call me. I don't want to give away all my secrets to my competition.

Since I own commercial real estate and as a Realtor accept commercial real estate listings, I stay in close touch with what the commercial market is doing. As far as our local market values they have steadily risen for years. While the past two years have seen a very moderate adjustment downward in the residential side that will certainly be recovered this year and the next, commercial real estate is in high demand and "business is booming"

We have lots of new commercial development going on in Lawrence with the new Wal-Mart going in and the adjoining land being developed with strip malls, office spaces, etc.

Lawrence Kansas Real Estate Commercial and homes for sale are both doing very well.

Thanks and "Don't keep me a secret--I'm never too busy for your referrals!"

Hi Elias,

If you are looking for information on how to buy a Lawrence Kansas property, the best thing to do is visit some Realtor's website where you can search for information based on what features you need in a home. My web reference below will allow you to select homes by zip code (area of Lawrence) and by price range. Once you find the home or homes you would like more information about buying, contact me or the Realtor from the website you found the houses and we will give you more information on county appraisal, building material quality, get you more photos, help you get a pre-approval letter, and much more.

Thanks for asking your question and let me know if I give you more info, more photos, sellers' disclosures, etc. on any Lawrence Kansas real estate.

Hi Saeed,

Thank you for your question. My website reference below will show you prices of new construction by both price ranges as you have mentioned and by geographical areas and features that you need. When you find homes that you are interested in, I will get you additional information such as building material quality, county appraisal, comparison with other homes on the block, and much more. I will also put you in touch with professional lenders better equipped than myself to answer your financing questions. A few builders offer financing themselves and I will let you know which properties qualify for builder financing. Lawrence Kansas real estate appreciates faster than any other real estate in the state so you will be looking at the high end of your $150,000 to $250,000 price range for your brick, new construction Lawrence Kansas property.

Thanks!
