The two choices, as you know, are to increase the dues permanently or have a temporary increase to rebuild the treasury. Somehow, home owners have to re-stock the kitty.

I suppose if the condo has property to sell, they could do that - maybe, rent out guest parking spaces or something like that. But, for the most part, the Board has a legal responsibility to balance the budget, and if you've spent more than you've budgeted for, you've got to make it up some way.

Are you trying to find foreclosure properties? If your an agent that is licensed in IL as well, you should be able to look these up. If you are not, I suggest referring your client out to someone who works the Roscoe Village areas.

I always go by the mantra "If you can't say something nice, don't say anything" I live in Rogers Park and there are many houses that can use some TLC. From what I can see, people actually live in the house. If you have concerns that the house is a danger you can always call the city at 311. That's about all we can do other than a generous offer to help the homeowner fix/repair the home.

My standard answer to such questions is to suggest that you check with the police department on crime statistics. There are also many web sites that give crime data.
In addition, your definition of 'safe' might be rather different form another person. Most people tend not to move into neighborhoods that they are not familiar with.
However, I am familiar with it as I had a listing there last year (81st-Kedzie) and I will have an estate sale listing this Spring in that general area (79th-Pulaski). Keep me in mind if you might like some help in your search.

It would not be very accurate to give you a value without having the actual address or seeing the condo. Granite counter tops and stainless steel appliances are a plus. Garden condo's are lower value that other levels. It would be best to call a realtor and have them give you a BPO. ... more

By law this is not a question that an agent can answer. I recommend that you spend some time driving and walking around the area at different times of day to get an idea if it appears to be an area that would interest you. You can either check the crime rate online or stop in the police station and speak with the officers there. You can check out schools at this site: http://schoollocator.cps.k12.il.us/viewer.htm

There are a couple of reasons I cannot give you an answer. First, I would not offer that kind of information without viewing your home and doing a formal Comparative Market Analysis. Second, it is impossible to predict what the market will be in the next year.

What I would suggest is that you have your Realtor (if you have one) do a Comparative Market Analysis which will give you an idea where you are now. That is something I am happy to do for my clients at any time. If you do not have a Realtor, let me know if I can be of assistance.

Great building i believe it was condo converted about 8-10 years ago. Like most other properties it has a few short sales that have brought the values down in the building. You can get alot for your money in this building. If I can be of any further help please let me know.

Doesn't look like it. You pulled up a sold link to the property. If it's the location you must have, drive-by and call the sign if there's on there. If not, check for alternatives in the area.
