To get an apartment with NO security deposit might be a tough thing to do. Is there someone you can borrow the security deposit from? If not you might want to tell a potential landlord that you don't have a security deposit all up front but that you will pay it in the monthly rent. For example if the rent is $500 a month and your security is deposit is $500 dollars maybe you can make monthly rental payments of $550-$600 a month with the extra $$ going towards the deposit until its paid in full. It is surprising that the listing agent hasn't contacted you if you contacted them several times. I would contact a buyer's agent in your area for assistance. You can find some great qualified buyer's agents on Trulia:

A buyer's agent would represent you as a buyer, but would be paid a commission split by the listing agent.

Not sure exactly where you are located but be sure to check with your local chamber of commerce, they often keep a list of people wanting retail space. You can also check with chambers close to you especially if you are close to another boundry.

In answer to your question all I can say is that if I were representing the owner, I would have you speak to a lender and would want confirmation that you would qualify for financing. The usual reason someone would rent to own is because they do not have the down payment to purchase outright. It generally does not have anything to do with their credit history unless you are in process of correcting an issue and need some time to complete the process.

Basically if you do not have good credit you will not be able to get financing at the end of the rental period. I would suggest you speak with a lender to see what your possibilities are.
