I'm not really sure of your question. Are you saying you have NO security deposit and looking for a rental for $400-$600 a month? Or are you saying you have $400-$600 of security deposit?

To get an apartment with NO security deposit might be a tough thing to do. Is there someone you can borrow the security deposit from? If not you might want to tell a potential landlord that you don't have a security deposit all up front but that you will pay it in the monthly rent. For example if the rent is $500 a month and your security is deposit is $500 dollars maybe you can make monthly rental payments of $550-$600 a month with the extra $$ going towards the deposit until its paid in full. Hope this helps...Good luck

The most recent rental in Portage Park (with 5 or more bedrooms) was 5545 W. Agatite, which was a historic bungalow with 5 bedrooms and 2 bathrooms. It rented for $2100 and was on the market for just over 2 weeks.

That's a strong comp for you, and should steer you in the right direction.

Good luck.

Hi Megan,

It is surprising that the listing agent hasn't contacted you if you contacted them several times. I would contact a buyer's agent in your area for assistance. You can find some great qualified buyer's agents on Trulia:

http://www.trulia.com/voices/directory/Chicago-agent--9158

A buyer's agent would represent you as a buyer, but would be paid a commission split by the listing agent.

Not sure exactly where you are located but be sure to check with your local chamber of commerce, they often keep a list of people wanting retail space. You can also check with chambers close to you especially if you are close to another boundry.

I would be happy to help, please feel free to contact me.

Hey Coty,

This is a public forum, so you may get quite a few calls.

I would suggest interviewing a few Realtors to find someone you're comfortable with.

Whitebear,

In answer to your question all I can say is that if I were representing the owner, I would have you speak to a lender and would want confirmation that you would qualify for financing. The usual reason someone would rent to own is because they do not have the down payment to purchase outright. It generally does not have anything to do with their credit history unless you are in process of correcting an issue and need some time to complete the process.

Basically if you do not have good credit you will not be able to get financing at the end of the rental period. I would suggest you speak with a lender to see what your possibilities are.

Greetings Dan:

Answer a few simple questions and you should have a good idea of whether you want to rent your condo.

1. Why do you want to buy another property?
2. What other options might you have?
3. Do you want to be a landlord?
4. Have you discussed your options with an accountant?
5. Are you upsizing, considering a single family home, or both?

Once you know the answers, interview a few local REALTORS® and consult with them.
You are welcome to e-mail me direct. Good luck!

Don't make any offers to do anything until you have to. You're not the first person to be in this position so it's likely they'll be able to work with you if your employer can vouch for the fact that they're going to be giving you a job. Also, keep in mind, your current landlord in Chicago can always give you a recomendation as well.
