Buyers rarely find condos by driving around looking at signs or reading flyers on a gate. They look on the Internet and/or have a R E agent. Listings are put on perhaps 50+ web sites that display R E listings. Look at all the high rise buildings in the downtown area none of which allow signs. Who cares? They still sell. If you are not getting showings and you have an agent first check to be sure it is on the most common web sites like and if so then the problem probably is price and/or lack of buyers in that area. ... more

It depends on the size of the home, the style which will influence the kind of furniture, and then staging an empty home is different from restaging a home that has furniture and just placing it differently, removing some, and sometimes just placing furniture on an angle, moving some from one room to another, can make a huge difference, therefore it really depends what the expense would be....

There are also companies that rent furniture by the months, rather expensive though.....

It truly depends on your home, size and what it needs, there are individual small businesses and large businesses if you work with an experienced Realtor they will be able to recommend the right person, and eventually if the staging does not require a lot of new furniture, the agent may be able
to assist in re-arranging, i.e. staging your home to show more space and a more up to date look.

Search around for portfolio lenders who'd be willing to lend on the property. Then refer potential buyers there. Or market to cash buyers.

Your Realtor should be advising you of these and other options. If not, you may want to consider whether you're being best served currently.

You have been extremely patient with this agent, and it has not been working for you.

Make a list of what you've told her to do that hasn't yet been done, call her today and tell her that they need to get done, today. End of story.

IF they are not done by tomorrow, then call her and tell her that she is, indeed, fired. You have a contract with the brokerage, however, so after you have fired her, you need to call the manager and ask for another agent to be assigned to you. If they refuse, then ask to be released from the listing and go find another agent.

Nobody can tell you what your condo is worth without seeing it. Andersonville, as you know, is a hot area, and each unit changes one to the next. The condition, the ambiance, the location within the building.

Contact a few local agents and have them come give you a Comparative Market Analysis of your property and what it might be worth on today's market.
