I assume you mean after a foreclosure auction sale. The owner buys the house and also now owns any liens on it which is why buying at a foreclosure auction is risky and not for beginners. Usually the bank buys it and now has to deal with liens on it. ... more

Fannie Mae feels that the home is priced well. Often time the Home Path approved properties have multiple offers and sell for more than list price. If you do wan't it for $117,500, somebody else will.

I've spoken to a number of people who participate in these auctions and attorneys and they all say that there are a lot of landmines out there. Even the pros never know what they are getting. but Deutsche will not talk to you about it.
They will only talk to someone who is listed on the loan.
You will have to wait for them to list it with a Realtor, and then you will have to have your Realtor call their Realtor.
There is no way to shortcut this, although millions have tried.

It may be cheaper on the inital purchase but it may turn out to be more expensive if repairs/updates are needed. Plus if yoiu have not done, know how to or have family/friends to assist you in these things it could end up costing you more. If you want a quality house cheaper contact me and I have homes that I buy and fix up and then sell for a profit. If you come to me this way I can discount because I will not be paying a realtor commission. However if you want to look at various homes please also let me know and I can refer you to a quality agent who can assist you in purchasing your first house.

You cannot really protect yourself. The new owner needs to honor an existing lease if it expires 3 months from when they take over the propery. Then they can evict you. If you are on a month to month lease they can evict you. They normally evict tenants before they try to sell it. ... more
