now if you’re asking for a property manager to RENT the property FROM you and allow them to sub let for more rent, That is possible too. Your mamangment Agreement could be set up anyway you like. But not likely the best. Why should the managment company PAY you when the property is Vacant??

Your best bet is to just work out the arrangement that the management company is paid the 5%, 8% or 10% of each monthly rent collected.

and if your property is vacant, then you collect NO rent, and the management company does not get paid. That is great incentive too.

Too keep your property rented, lower your rent. It is as simple as that.

The other factor MAY BE , if you no longer have an active part in the management, your tax issues with that property may change from an Active Investor to a Passive investor.
Ask you tax professionals on this one.

That sounds like a very nice unit you have for rent. I actually have done a lot of rentals in the area and can get it rented for you within 5-10 days. I also do full tenant screening and advertising to get you the most amount of money. I also have a program to do it for half the cost other broker's charge.
