I have been in touch with many investors who have retired, but had the resources and credit score to invest in real estate. For those folks, and there are many of them, this has been a nightmare scenario.

Typically, they are in their 60's, had great credit scores and several hundred thousand in working capital. They had some early success with real estate investments, and then started looking to the gurus to provide turn-key deals in Florida and Costa Rica...Now, with 10+ houses that have gone belly up after taking severe losses for 24-36 months hoping for a solution, many of these people face the loss of their own personal residence.

Let's keep in mind that these folks were responsible working adults for 30+ years, they worked hard and were just beginning to enjoy the life that they made for themselves. It is staggering to see some of these people and hear what they are doing to survive.

Some people would say these people were greedy, and there is a case for that. But this class of people has been a part of the working class for a long time and many of them saw this as the opportunity that they had been working for. I think that the word greedy is completely inappropriate, but understand how some people can see it that way.

I don't care to point fingers, many of us, including myself, have contributed in some way to the bubble that just burst...It's time we all did the right thing on a personal level to guide us through this and hope that we have learned the lessons, so that this doesn't happen again.

Thjat's Morgan Park, not Beverly. The last time I was on Vinennes in that location it looked like a pretty tough area. There were boarded-up new construction homes and evident signs of gang activity. Investigate carefully.

What should be more important is what type of property are you looking for in what area and how many of these properties are available. This will give you a better idea of where you stand and is time to buy or not. I have states for houses for sale but not rental units.

My dad has used a real estate newsletter as a part of his business with great success for many years. There are a number of preprepared newsletters that you can order and I would strongly recommend this. You will spend too much time trying to prepare your newsletter on your own and not enough time selling houses. Good Luck.

In the future you might get a few more responses to your questions like this if you post them in the agent to agent area. Just a thought.
