Hi Ziad,

Yes. The property is still on the market for $199,900. However, it is a short sale and is currently already under contract. It's only been on the market a total of 6 days but received a contract after only 4 days on 4/2/13.

With that said, I can show you numerous other similar homes if you're interested. Have you worked with a lender yet and received a loan pre-approval?

Thanks again,

Riccardo Wardlow answered:
Let me start off by saying you need an attorney. www.mjklegalgroup.com is a very good foreclosure defense firm that I know of.

Having said that.... the first thing you need to to is respond to the summons. (ideally a lawyer will do this for you), then after that there is quite a lengthy process involved in order to actually get you removed from the property.

Even if you did nothing, you would probably still be in the home a year from now. If you fight, you can either end up getting a modification OR your lawyer can stall the process and have you in the home even longer.

Tina Lam answered:
David,

You should discuss this with your lawyer. Whether it's legal or not depends on the wording on your contract. Likely it's not a breach of contract for the seller to back out. Even if it is, there's not much you can do. You can try to initiate a suit for specific performance, but that gets very expensive very quickly. ... more

Edith Karoline Jasser answered:
Are you working with a buyers agent to assist you in your search for your new condo? No, may be
it would be a good idea, as your Buyer's Agent will be representing you and working on your behalf,
making sure that you have all the necessary information about the condo, the association, the taxes
the condominium rules, and financial standing, before you buy a condo, if you do work with a Buyers Agent i.e. a Realtor you committed to and the only one that you are loyal to and work with, he or she
would make sure that you get all the necessary condo information and condo docs, either by contacting the association directly or by requesting those from the Seller directly or through the
Sellers Realtor which is more likely....

But either way I do not recommend to anyone to buy any kind of property, without the representation
of their OWN personal, and trusted Realtor, their Buyers Agent and their one stop real estate
information center. Remember Listing agents and their brokerage work for the Seller, and they do
have a legal agreement which obliges them to work in the interest of the seller!!!! Not you the buyer!

And the buyers agents fee is paid out of the proceeds of the seller at the closing if the property
is listed with a brokerage and on the local multiple listing service, so no fee to you, BUT REMEMBER commit to ONE Realtor only so that that Realtor can be committed to you as well.

Good Luck to you
Good Luck to you
