Most landlords today know that renters in this market don't have great scores. It's going to be your recent payment history that will be looked at more diligently. Many folks have foreclosures or bankruptcies or medical bill issues but a good payment history over the last 6 months to a year will be in your favor. It will depend on the landlord of course. I have a 3 bedroom condo with garage in Bolingbrook right now for $1250 if that would suit your needs. Let me know.

Every landlord is different. I suggest putting together a letter of explanation along with recent pay stubs. Your agent can call prior to viewing any properties and ask whether or not you will be considered. You just may get a couple of owners that actually understand that "life happens" and that everyone deserves a second chance to prove themselves. Worst case scenario, they will ask for additional security deposit...


You are dealing with people who may have had financial issues in their past and were able to get back in their feet again.

Trust your agent! They are here to help you. If you don't feel that trust, then look for someone else to work with.

Not sure what you mean by "offered". But with any Fannie Mae loan, student loan payments need to be included in the debt to income ratio regardless if they are in deferment or not.

Guidelines are:

Deferred Installment Debt
Deferred installment debts, such as deferred student loans, must be included as part of the borrower’s recurring monthly debt obligations. If the borrower’s credit report does not indicate the monthly amount that will be payable at the end of the deferment period, the lender must obtain copies of the borrower’s payment letters or forbearance agreements so that a monthly payment amount can be determined and used in calculating the borrower’s total monthly obligations.

Exception: For a student loan, in lieu of obtaining copies of payment letters or forbearance agreements, the lender can calculate a monthly payment using no less than 2% of the outstanding balance as the borrower's recurring monthly debt obligation. However, if any documentation is provided by the borrower or obtained by the lender that indicates the actual monthly payment, that figure must be used in qualifying the borrower.

I believe that your condo may sell for less than $90,000. There are two condos on the market currently listed for $79,900 and $82,450, respectively. The one condo that sold was for $80,000. I am sorry that you will be taking a loss.
