Currently there are several single family homes in Oak Park for rent ranging from $2000 to $3000 per month. None of the listings mention whether or not they will take section 8, but if you have a voucher that will cover that rent, we could always ask the landlord. I have included hyperlinks below to the available homes. If something looks interesting to you, I can check with the owner to see if they'll accept your voucher.

think twice before going that route, even if you can find one - make very sure you understand what is involved in that kind of arrangement, as it usually favors the seller, and you could possibly lose your deposit.

You are desperate!
Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!

The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

There is no FORM printed by anyone; there are just too many variables.
The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!

or, you don't have sufficient income to pay your bills,
or, both!
And you will be sacrificing $40,000 for $20,000.

Oak Park is a very desirable community, and the Village offers a lot of services. The library, the schools, the parks, all of them need money to run, and it seems like the residents of the village love any referendum that promises to improve the community. That's the short answer of why taxes are high. I would suggest you visit the Village website to see more of what the village does and offers (http://www.oak-park.us/), and examine if it is a match for what you are seeking in a community. As a resident, I know and love it as a great place to live, but, ofcourse at the cost of the high taxes (especially compared to the city of Chicago)! ... more
